Do you have a handy user guide for the property?We do. You can find everything we think you'll need to know by clicking on these words.

What are the check in and check out times?You can generally check in from 3pm and check out by 10am. But we will try to be flexible if we can.

How do we get there?By road: Selkirk is on the main A7 road connecting Scotland and England. The A7 joins the M6 at Carlisle. Alternatively, if you heading up the centre or eastern side of England, then the A1(M) goes most of the way before you complete the journey on the A696, A68 and A7. From the north, it is best to head for Edinburgh and then take the A7 south. By air: Edinburgh is the nearest airport. We can arrange a pick-up (paid for, but this can include some sightseeing and it is cheaper than taking an airport taxi). Alternatively you can take a tram to Edinburgh city centre and then catch the train at the main Waverley station. By train: The nearest stations are at Galashiels and Tweedbank, both just over six miles away. There is a bus service to Selkirk (X95) or we can arrange for a pick up (paid). The stations are the last two stops on the Borders Railway Line, which runs down from Edinburgh to Tweedbank. If coming by train from the south, then it is easiest to head for Edinburgh Waverley station and then catch one of the Borders trains.

Do you offer short breaks?Yes, we offer reduced price short breaks in low season, with a minimum stay of two days. See our booking page for the latest prices.

What are the arrival days?We're pretty flexible about check in days - check the calendar to see what's available.

Can you help us arrange our holiday?We’re only too happy to fix you up with our local partners. Have a look at our Bespoke Packages page for details of the various offers. Email us or give us a call if you have specific requirements and we’ll help you put together your ideal itinerary.

Do you have broadband?We provide free superfast broadband (usually about 30mb) and extenders to make sure that you’ll get great speeds all over the house.

What about bike storage?Lots. Enough for eight bikes. There’s secure storage in the garden and room for a couple more in the internal porch.

Do you have laundry facilities?We’ve got a couple of top-quality Bosch appliances - a washing machine and a separate washer dryer.

Do you provide bedlinen and towels?Of course. Egyptian cotton bedlinen. Fluffy white towels.

Are your appliances and mattresses recommended by Which? magazine as Best Buys?Why yes, yes they are. We hoped someone would ask.

Are pets allowed?Unfortunately the layout of the property means we are currently unable to accept pets. It’s nothing personal: we’re pet owners ourselves.

Is it child friendly?We welcome families - but please bear in mind that the open plan design of the living space means there are some elements of the property that we think, as parents ourselves, would be an issue for unsupervised or particularly adventurous toddlers. Talk to us though. We're just trying to be cautious: it's not that we keep a child-eating tiger in the understairs cupboard.

Can we smoke?It’s a non-smoking property indoors and yes, that does include hanging out of the windows or standing in the front porch. However, we’re not heartless: there is seating outside in front of the building if you do want to smoke and also down in the garden, where there is a nice big picnic bench and parasol to shelter from the elements.

Do we need to pay a security deposit?We’re sure you’ll treat the place nicely, but accidents do happen and like most places we have to cover ourselves by blocking off a security deposit on the card you provide. In our case that is £250, with nothing to pay if you return the place to us in the condition you found it. For minor breakages, a like for like replacement is fine: we do try to be reasonable about this.

When is the deposit and balance due?We’ll accept a 20 per cent deposit for some advance bookings, with the balance due 56 days before the agreed arrival date. Take a look at our terms and conditions for the full details.

What happens if we cancel?We’ll try to find another booking and if we can, we’ll refund your money (less any difference if we have to reduce the price to get a short notice booking). If we can’t, then cancellation fees do apply and they’re set out in our terms and conditions.

Do you use cookies on your website?Yes, everyone does. Do we actively try to stalk you around the internet? No. Our cookies policy explains the details.

Do you record our personal information?Only what we need to make your booking work. It really helps if we can write down your name and when you are arriving…

Is there anywhere nearby to eat or get a drink?We’re glad you asked that. Lots of places. The Fleece bar and restaurant is just up the road and if that’s too far, the chef will come down and cook for you. Take a look at our Explore pages for other suggestions, including the lovely Three Hills Coffee shop on the High Street.

Are there shops nearby?We’re a very short walk from the High Street where you will find a couple of supermarkets and lots of great local shops selling first class local produce.

Is there parking?Yes, we have two spaces in our car park and there is on street parking outside the front gate.

Where can we get logs for the stove?We’ll provide you with a basket of logs when you arrive. It’s a really efficient new stove, so you only need one or two logs at a time for a roaring fire. If you do run out, just let us know and we’ll let you have more from our supplies at cost price.
